if I lease-purchase a home, can I sell the option? And make money on the sale? For example, I lease purchase a 70000 home for 500 month w a $1000 dollar option fee. I find someone who wants to buy the house for 79000 after a couple months. How do I swing that deal? Can it be done?
Lease to buy option on home- when can we lock in the interest rate? Hello, We are considering making a lease to buy offer on a home and I am wondering when we can lock in the interest rate for the home. For example, if we lease for 12 months, with the option to buy, do we have to wait until the end of the lease in 12 months to secure the interest rate or can we lock it in as soon as they sign the lease to buy contract now? I would appreciate answers from anyone who has experience in this area. Thanks so much! We have good credit now. My husband justs wants to wait on buying for another year and I don't want to lose buying this house, so that is why we are thinking of lease to buy. My question is can we lock with a bank's interest rate NOW, when we are just beginning the lease aspect, rather than only locking in the interest rate in 1 year? Will a bank allow you to lock in an interest rate when you are just in the lease phase of the lease to buy option?? thanks!

Accounting - Which offer is the best one and why? Can you please tell me what is the offer of G. Jones? Should the present method of operating the confectionery be changed? G. Jones has submitted a proposal to V. Schultz to take over operation of the confectionery in the theatre and to pay Westbrooke Cinema 25 per cent of sales. At present, the salary for the booth operator is $500 per week and the cost of the merchandise sold represents approximately 50 per cent of the sales revenue. (Example: Sales 300 x 0.50 = 150 cost of merchandise sold.) Based on this information and the confectionery income for the first two months, Schultz would like an opinion on whether it would be more profitable to run the booth or to lease it to Jones. Calculate what it is costing Westbrooke to run the confectionery. Subtract the costs from the revenue it generates. Is it profitable? Compare the current set up with the option of letting Mr. G. Jones operate the confectionery. What will Westbrooke make?
People should have the right to a life lease on land. Any recent examples of this practice?.? This should be without payment to governments businesses or private individuals. This should be allotted to them when they reach the age of majority. They will have the choice to use it or not , in which case it can be allotted to another. Use of land (not all land) should be a right. Commercial use of land can still continue, but the fat profits enjoyed by the lucky few who can hold the many to ransom due to the need to put a roof over their heads will be tempered and the landless/homeless will get a better quality of life. A house in london or its suburbs is not in the reach of a regular salaried employee , and those that have recently entered the property ladder have mortgaged 60% or more of their income just to house themselves. This can not be fair or equitable. An alternative should be found. Likewise in less developed countries the right to use and live on land (not ownership which can be sold) should be a basic policy of all nations giving people the option to live cheaply .
What are examples of "refresher" exercises for a trail horse? I am looking for specific "how-to" videos or articles on exercises for refreshing a trail horse from the ground and in the saddle. I've tried Googling and looking on You-Tube, but nothing that is instructional. Horse is a 4 yr old grade gelding that was professionally trained, but has been ridden few and far between since. I am leasing him. NOTE: All exercises will be done with the permission of the owner. Hiring a trainer is not an option, so please don't suggest it and lessons aren't available.
Service Terms? One reason the Services have trouble operating jointly is that they don't speak the same language. For example, if you told Navy personnel to "secure a building," they would turn off the lights and lock the doors. Army personnel would occupy the building so no one could enter. Marines would assault the building, capture it, and defend it with suppressive fire and close combat. The Air Force, on the other hand, would take out a three-year lease with an option to buy.
I broke a lease in California and I owe concession or do I? I just received section 8 after waiting for 5 years for my name to come up on the list I did not want to pass up this opportunity because I’m all most done with school and they have allot of scholarships programs and will help me buy a home. However I was in a 1 year lease that ended in June, section 8 gave me until the 6th of June to find a place so I had 2 months to find something. I asked the property management to take the section 8 or to please let me out of the lease one month early. The lady yelled at me said no, and that even thought all the rest of the apartments that they managed by that owner take section 8 they went going to take it at those apartments or for me and continued to threaten me saying that she was going to mess up my section8 by calling section 8 and tell them that I was breaking my lease one month early. (so that was a hell no.) From that point on when ever a new property management would call for a reference they would inform them that I would owe 2000 for breaking the lease early. (That was a debt that I technically did not owe yet) I continued to look around for a place I gave a 30 day and I found one right before the dead line. It was a week before I was to move and another landlord told me at they would except my section8 7 WEEKS latter AND AFTER I PUT MONEY DOWN ON ANOTHER PLACE. ( It was to late buy that time.) Both property managements that called for a reference informed me that I did not really owe 2000 dollars and to go to court…they put it this way “For example if I broke my lease early and I had 6 months left that they can only charge me for the however many months it took to re rent the apartment plus advertisements to re rent it. so if it took 2 months after the date I move then I would be responsible until they rented for those 2 months.” I only owe 1 one month left. They also told me that the California courts will not enforce me to play concession fee of 1200 (one hundred dollar discount for every month for signing a 12 month lease) for breaking my lease early that is something that property management companies use to keep people from breaking leases. California will not enforce it. So I tried to settle this and called the old property management with my new info they said “if I went to court that it there would be dyer consequences on my credit report” I said “more than 2000? I am taking my chances” they said okay that they will take me to court after 30 days of no response HOWEVER in the bill they sent it said that I would go to collections not court after 30 days. Is that the same is or they trying to stall till collections? And is it true that about not being able to make me pay concession in California court? Should I respond before 30days? Has any one ever been through this? What are my options? Thank you for all your answers. Sorry for the long question. Landlord... Ah I never committed any type of fraud at all they screen you extensively you cant have even one eviction to qualify. I DON’T OWE ANY ONE TILL NOW. I had to leave my apartment to move in to a place will EXCEPT it. HOWEVER when the old property management informed me of the retaliation TO COVER BASES BEFORE I MOVED I called section 8 they told me it DOES NOT matter if I brake the lease as long as I don’t have any evictions and since I gave a 30 day…… it only matters if I brake a lease while I m on the program. I DON’T OWE HA And I DON’T want to get off free I just don’t want to pay 1200 dollars for breaking my lease 1 MONTH early.
Real Estate Investing Ideas? Okay. I have spent all afternoon thinking about different creative ways to invest in real estate. When I step back and look I realize that with each plan I came closer to being that guy on late night television. So I am going to ask for help. Here's what I have to work with. I have $2000. I would like to build cash flow but I would'nt complain about getting a lump sum. So I need help with a gameplan I can do working nothing more than $2000. I have read articles on reiclub.com and creonline.com and I just cant seem to put together a plan that makes since when I try to work it out. So please dont just say lease option, subject-to, land contract- I would like a general example and your experience with it would be great too. Thanks in advance for your responce!
Best way to maximize paycheck when considering tax deductions for Colorado? I work in real estate and have the unique option of choosing which leases I bill for on each of my pay checks (bi-weekly). For instance, if I have a good month I can either bill for all the sales that month or roll some of the leases over to the next month (in case I don't have as good a month). My question is what is the best way to maximize my "take home" pay when considering tax deduction (fed/state/SS). Example: If I get 6 leases worth $2100(month) taxes will take $619. If I roll a few of the leases over to the next month and bill $1300 taxes will take $321.
Should we get serious about Unified Military Command? Aside from the waste caused by duplicate bureaucracies and weapons systems ordered out of "Budget Envy," money that could have been spent equipping, training and adequately paying the troops--a lot of Command, Control and Coordination problems arise in the US Military from the fact that the services speak different languages. Even a simple command can produce radically different results depending on who you give it to. As an example, if you give an order to "Secure the Building..." Naval personnel will put their tools away, turn off the lights and lock up. The Army will occupy the building and establish Security Checkpoints to control access. Marines will assault the building and guard it with Suppressive Fire and Close Combat. The Air Force will take out a five year lease with an option to buy.
Help! Blue Counter tops!? Okay I have been waiting for our new townhouse for over a month. We move in tomorrow and went to have our first look late this afternoon (had seen others with same floor plan). The thing that is killing me is that the countertops are blue. Now I think that I am pretty creative so I not completely bummed. The only plus that I can think of right now is that the island sink/bar separates the dining area from the kitchen, lucky for me my dinette is black and so are all my appliances. What I am really looking for is a website where I can see some examples of how to make it work. I am leasing so painting and remodeling are not an option, plus I am six months pregnant and need some very simple ideas that I won't break my neck doing..... Any help would be nice....

Lawyer Question - Cost to Draw up Short Contract? Anyone who is a Lawyer/Have Seriously Asked a Lawyer to draw up a short contract -- How much is a good respectable amount of money to pay a lawyer/tip a good family friend (Lawyer) to have some short business rental papers drawn up for example. Nothing fancy, but obviously still takes some time to do, what would be a satisfactory Tip/Payment for something like that? Ex. Renting property/business for X amount of Dollars per month, with 5 year contract with detailed assets in use/option to extend/buy at the end of the terem of the lease (Awkwardly put, lol)
Young couple seeking answer to million dollar question: Rent or Buy? We are young, really young (19 and 20) and live in Vancouver WA. We've done the apartment thing (very expensive) and we've done the shared housing thing (bad choice of housemates). We don't mind sharing a home, but both situations we've had were terrible, and we are for sure moving out at the end of this month. Here are the options we've considered. First, a 1 bed 1 bath apartment. The cheapest we've found were around $550 - $600 in the Vancouver area, which is okay. The next option we've considered is getting a nice 2 bedroom apartment and getting roommates to split the rent in half. For example, if we find a nice 2 bed 2 bath for $800/mo, it would be $400/mo for us, saving us more money. Then we would have the choice to pick our roommates, but the downside would be the initial move-in costs and however long it would take to actually find a good roommate. Then we kept finding ads that told us to buy instead of rent for the same price, or a little more. They said that 3 bedroom houses were going for $150,000 in our area which would come to around $950/mo, and require no deposit and no credit check, and take over lease payments to own, or something like that. I've never even considered buying a house, especially at my age, but with the market how it is would it be a wise choice? I currently make about $2500/mo at my job, and my girlfriend is recently unemployed but looking. We don't have any debt and would just like to know which option would be best: Rent or Buy? Thank you so much for any advice. We have been together 2 and a 1/2 years and are engaged. Would be married but want a nice wedding and don't quite have the finances for that
Several questions about Hawaii and the possibility of living there, can anyone help? My girlfriend and I are looking into moving to Hawaii. We've grown tired of New England and have considered moving out of the country but thought we'd check out Hawaii first. We both work at Target and are looking into the option of being transferred to one of the three new Targets being opened in Hawaii (open in March I believe). So there's a possibility we may have a job right off the bat. So these are the questions I have for those of you who may have knowledge about the subject. If Target doesn't allow the transfer, are there enough jobs in hawaii to find one without much of an issue? What island would be best to move to? We've seen many studio apartments (which seem comfortable enough for us two) ranging from $500-$800 a month which appear affordable to us. We want to steer away from areas that may have high theft, violence,... pretty much anything hugely negative (if any at all). Say if we did a 6 month lease on a studio apartment and ended up really liking it there and wanted to stay for good or at least a few more years, is there some kind of very important citizenship process we have to go through to be considered a real citizen of hawaii or better yet even before coming to Hawaii? For example do we need health records and documentation of our existence and so on and so forth? I'm aware of the high cost of food and everything in Hawaii but I would think two people working full time and living in a Studio apartment would be able to make a comfortable living, would you agree? We're not very needy people. About the only thing we really want is internet access and a roof over our heads. I'll stop here, these are pretty much our biggest concerns. We've searched the internet for a while now and have been having trouble finding concrete answers. If anyone can help that would be greatly appreciated, thank you!
Owner finance or should I do a home mortgage with a credit score of 530? My family and I are tired of renting. I have a credit score of 530 and admit that I have a bad history of paying on time. I base it on importance first of all. For example, I pay my rent on time every month but I always pay my loan payment about a week late every month. I am planning on paying off 3 loans that I have with my income tax. I should be saving about $420 a month. I calculated that if I pay $500 a month now in rent, I can contribute an additional $400 in paying for a house payment. My husband also just got on disability so this would help out as well. I should be getting a dollar raise next month also. I make about $21,000 a yr but next year should be better. I have been employed for 2 1/2 yrs at the same place and dont plan on going anywhere else. What is best for my situation? I tried buying a home last year but I went with Wells Fargo Home Mortgage since I have a checkings account there. Basicly the guy there told me he couldnt help me with a 500 score and that owner finance would be my best bet. I have looked into owner finance but havent found too many homes out there. My lease ends in a few months and I am tired of living in the bad neighborhood that we live in. I really need some advice. Which would be my best option? Should I wait for my raise next month? Should I wait a month or 2 after I pay off my loans during income tax? Honestly, we want something where we can get the taxes and insurance escrowed.
Thousands of DeKalb students may lose bus service??? Do you think this is right? Hi I live on atlanta georgia and this is news to me read the article below and tell me what you think see if you like it They are doing my children wrong Dekalb County school officials may end the practice of busing students beyond their neighborhood campus — a controversial decision that would end decades of service to magnet and other choice schools that began with desegregation. The draft plans, expected to be announced today, come as the system wrestles with funding cuts, soaring fuel prices and declining student enrollment. School officials say the busing change alone would save the system $5.9 million a year. Recent headlines: Thousands of DeKalb students may lose bus rides School board seeks legal advice on buyouts 8 qualify for school board seat • DeKalb County news The change affects about 5,600 of the school district’s 99,600 students, including those who may be enrolled in magnet schools, charter schools and academic theme schools or who transferred from lower-performing campuses. It will bring DeKalb more in line with other metro Atlanta school systems, officials say. Cobb County, for example, provides transportation to its magnet high schools, but students are not picked up door to door as DeKalb has done. Gwinnett County does not provide out-of-area transportation for its choice schools. In DeKalb, Superintendent Crawford Lewis expressed frustration at what he calls “a brain drain” of the most successful students from neighborhood schools. Stopping bus service to magnet schools could mean more of those students stay close to home. DeKalb officials expect an angry reaction from parents who have come to rely on the busing service. Many, such as Ellenwood resident Christine Norman, say sending their child to magnet or choice schools is essential. Although several choice schools in DeKalb score among the top schools in Georgia, the number of DeKalb schools overall meeting federal testing goals plunged this year to 54 percent — the lowest in metro Atlanta. “We do what she has to do to go to a school where learners are a majority,” said Norman, whose 10th-grade daughter attends the DeKalb Early College Academy, a choice school in Stone Mountain. Her daughter is zoned to attend Cedar Grove High School, which did not meet testing goals. “If she had to go back to her home school, learners are a minority,” said Norman. That’s not an option, she stressed. “I would walk her there [to DECA] if I had to.” Details of the new busing plans will be presented this evening at the first of at least four parent meetings officials will hold over the next two weeks. A presentation to school board members is expected Sept. 26. A formal vote by the board, however, is not expected until January. DeKalb already began some transportation changes at the start of this school year, when officials announced the system will no longer bus transfer students allowed to leave their home campus under federal law — a move that affected about 1,265 students. The system could not afford to buy or lease the 45 additional buses needed to accommodate those students this year. Their parents instead may file for federally funded mileage reimbursement. That reimbursement, however, does not exist for students who choose to attend DeKalb-specific schools and programs such as a magnet school. School officials originally planned to recommend outright that so-called “out-of-area” busing be stopped starting next school year. They now say they are open to suggestions from the community, although it is clear they want to make changes. “What we’re saying to parents is, ‘Here’s what we’re dealing with. What do you think we should do?’ ” said Robert Moseley, DeKalb’s associate superintendent for administrative services, who has spearheaded the planning. “Every dollar spent on transportation [outside of neighborhood schools] is a dollar that could be spent on education,” Moseley said. “It’s money there’s no state funding for.” The system over the spring and summer assembled an 18-member transportation task force, which included members from MARTA, Coca-Cola and other school systems. Lynn Simpson, who oversees Fulton County schools’ transportation, was on the task force. She said the group did not directly recommend stopping bus service outside students’ home attendance area. But she said their studies validated DeKalb’s concern about “budgetary constraints.” Out of 153 campuses total, DeKalb currently offers 14 magnet programs, seven “theme” schools (schools that concentrate on a specific discipline, such as technology) and four system-run charter schools. Last year, officials also announced a four-year effort to increase choice programs in more neighborhood schools; when finished, they say DeKalb will offer more than 40 choice options. No other system in Georgia has as wide a range in magnet and choice schools as DeKalb or offers as wide a range of bus service.

A BUY BACK IS A VEHICLE THAT WAS REPURCHASED BY THE MANUFACTURER DUE TO NON CONFORMITY ISSUES. MEANING THAT THE PREVIOUS OWNER COULD NOT HAVE THE VEHICLE FIXED TO THEIR SATISFACTION OR MANUFACTURERS SPECIFICATIONS. FURTHERMORE, THERE ARE TWO STATES IN THE UNION THAT HAVE VERY STRICT BUY BACK LAWS, OR MORE COMMONLY REFERRED TO AS STATE DEFINED LEMON LAW RULES. IN THESE STATES, IF THE “ORIGINAL OWNER” HAS A VALID COMPLAINT ABOUT THE VEHICLES PERFORMANCE, AND THE MANUFACTURER/ DEALERSHIP CANNOT FIX THE ISSUE TO THE CUSTOMERS SATISFACTION OR MANUFACTURERS SPECIFICATIONS. THE MANUFACTURER MUST REPURCHASE THE VEHICLE FROM THE CUSTOMER. THERE ARE TWO VERY INTERESTING ASPECTS CONCERNING THE BUY BACK. FIRST OF ALL, CALIFORNIA AND TEXAS ARE THE TOUGHEST. SO IF THE SAME ISSUE OCCURRED IN LETS SAY MICHIGAN. THE VEHICLE IN QUESTION WOULD PROBABLY NEVER BE REPURCHASED. SECONDLY, MOST ALL BUY BACK NONCONFORMITY ISSUES, LATER BECOME FACTORY RECALLS. FOR EXAMPLE, THE MAJORITY OF NISSAN TITANS AND ARMADAS HAD ISSUES WITH THE FRONT BRAKES VIBRATING UNDER BRAKING. NISSAN FOUND THIS TO BE A PROBLEM ATTRIBUTED TO THE MATERIAL USED IN THE BRAKE PADS. SO THEY IN TURN REVAMPED THE FRONT BRAKES AND FIXED THE PROBLEM. THEY LATER DUBBED THIS ISSUE “BRAKE JUDDER” AND IT OF COURSE, BECAME A FACTORY RECALL. SO TO SUM UP, IF YOU OWNED A VEHICLE IN CALIFORNIA OR TEXAS PRIOR TO THIS ISSUE BECOMING A FACTORY RECALL, THE VEHICLE WAS BOUGHT BACK. HOWEVER, IF YOU BOUGHT THIS VEHICLE AFTER IT WAS ANNOUNCED AS A RECALL, STATE ENFORCED LEMON LAW WOULD NOT PROVIDE YOU WITH THE SAME STRENGTH FOR ARBITRATION. SIMPLY BASED UPON THE FACT THAT A REMEDY WAS AVAILABLE, AND A REOCCURRING ISSUE WOULD PROBABLY OF NEVER TAKEN PLACE. ALL THIS MEANS, IS THAT WE THE DEALER CAN PROVIDE A GREAT PRODUCT TO OUR CUSTOMERS AT HUGE SAVINGS. FURTHERMORE, YOU ARE COVERED BY THE FACTORY WARRANTY, AND GIVEN AN ADDITIONAL BUY BACK WARRANTY FROM THE MANUFACTURER FOR FURTHER REASSURANCE. LASTLY, THE TITLE ON THE VEHICLE IS CLEAN AND NON-BRANDED. IT IS A WIN, WIN SITUATION FOR EVERYONE INVOLVED.
Hi, I have a stupid question:? Im a college student looking to lease a 2 bedroom apartment. Im new to the whole apartment leasing thing...so I was checking out craigslist and found a few options near my school. The question I have is this: If a listing says, for example, a 2 bedroom apartment for $600 per bedroom, does that mean that only one person is allowed per bedroom? Or, even though its listed as a 2 bedroom apartment, could 4 people (2 people per room) move in and split the rent? Also, does the landlord need to give you permission for how many people can live in each room? Thanks in advance.
How do I keep someone I am living in the same place with from stealing my shit? Okay, my apartment lease is up soooooon! I am moving in with my boyfriend and his family. (paying rent etc & I'll be saving like 300$ a month) This new place consists of his mom, dad, sister, sister's boyfriend(?) thing and her daughter. This would be all fine except frankly his sister is a psycho. (example: She had a fight with her boyfriend before and broke out the windows of her own car with bricks..?) She is also known for stealing and drugs. Her boyfriend person is wanted by the police but he always gets away from them, and he's known for drugs too (not sure about stealing). What can I do to keep my shit from being stolen? Not just like money and jewelry and my laptops and stuff but also just basic stuff like my soap, makeup, hairbrush, toothpaste, hair dye etc. My soap is like 20 dollars and so is my scrub & all my lotion, makeup girly stuff is expensive too.. I need some way to keep all my stuff safe for when I'm gone at college during the day & if my boyfriend is gone too so he can't guard our stuff haha Also, no answers like omg move out and call the police blah blah that's a bad environment to be living in. I already know this but I like living with my boyfriend and hanging out with him and the rest of his family is good except his sister and her boyfriend or whatever he is. So basically I'm not going to move out. Along with that, no answers telling me to stop buying the makeup/soap/perfume/whatever that I like so it won't get stolen. I feel that I shouldn't have to sacrifice things I like for some stealing druggie. Answers I would give points for are ones that go into detail about my different options & give me more than the average "just go buy a safe" thing because I am going to need more than one place to keep my stuff secure. Thanks! (: My boyfriend & I get the basement of the house; I will not have my own bathroom, but there is a sink and we might put a toilet down here because we're fixing it up soon, but I don't think a shower ): I have been trying to find a huge trunk!! I don't know what to search for online, and I don't want to spend a lot on it! What name are those sold under? We are probably going to get a lock on the main basement door, but it won't always be locked because the laundry needs to be done down here (: I think a u-store-it place is a little crazy for me, the things I don't need are going to my mom's house for when I get out of college & get my own (: Thanks! She's stolen clothes/towels/laundry from us before, mostly towels as me & my bf do not wear the same sizes as her/her bf. Usually we just take them back when we see them but eh
