Who needs to authorize a rent with option to buy contract to make it valid? transaction is between family? My great grandma is considering rent with option to buy with us. It's family, but she was thinking maybe this would be good in case something happened to her. She doesn't want to sell right away, and we would like to rent, possibly buy in the future. Found example contracts, but unsure if they are considered valid. Do you need a realtor or notary involved to make it valid? Any help would be appreciated. We are in Wisconsin. Thanks!!
I have a signed contract for a rent option to buy? I have a signed contract for a rent option to buy with a real estate investor. If I did not buy the property they would be opligated to buy. I paid rent but because supposidly others shorted investor on rent and stole money from her my rent did not pay mortgage on rent to own property. Because of the circumstances can this investor be charged with fraud? They ignore calls from other sellers and buyers who were hurt by this situation and never return calls. Is this considered fraud by her with all the circumstances

What does rent with the option to buy mean? Does that mean that rent goes towards the purchase price or you rent until you're ready to buy and lose the rent money? This was in reference to a home. A house we saw in the paper says rent with the option to buy and I was just curious what it meant.

What is the difference between an Rent w/ an Option to Buy & Rent to Own? We are going Sunday to talk to a couple to talk about what our difference options would be with their home they have. They originally had it on the market to sale. But, we started talking and they said they are willing to work something out with us. My husband & I are really comfortable with the rent to own and having to put so much money towards a down payment at the end of the contract if we may not get be able to get a mortgage. Then all the money we put in would be forfeited. We wanted to know if there was a difference if we decide to do a Rent with Option to Buy. We really like the home and I am sure we will be interested in buying it. We would love to buy it now, however we can get a mortgage right now, due to our debt to income ratio. However, we are both starting new jobs with better pay and we know in approx. 2 yrs we will have enough, saved for a down payment as well as we should have no problem getting a mortgage. Can someone or anyone explain to me the differences as well as the pros and cons of both options. Thank you in-advance.
Renting a house with option to buy.? Is it possible to rent a house that is for sale for 6 months and then buy the house at that point. If the seller were up for it how would this work out.. or would there be another way of doing it. I really want this house but need 6 months to come up with the down payment.

Is it possible that some people are just meant to rent & never buy a home? My current landlord is selling all of his properties. Some of which are being rented right now. He's giving his renters the option to buy. I know NOTHING about real estate. I've rented my whole life. The thought of it being possible for me to ever be able to buy a house, actually has never crossed my mind. Really, I never thought it would be possible. But he's saying I could get this house easier, since I've paid good rent for so long. He already has a man @ the bank, ready to speak w/me. He says 2 of his other tenants have been approved (1 of which had filed bankruptcy). So if I'm going to buy a house, this would probably be the easiest to buy. But not only do I not know if it's worth it, but I have some people saying I'm a fool to not buy & other saying it's not worth the price. Plus, Im comfortable knowing a landlord has to fix all the problems & pay the ins & taxes, etc. The thought of hvng that much responsiblity makes me nervous. It's scary. What should I do, in your opinion?

Where can I find a shack to rent or buy in Memphis area or any abandoned buildings? Hey, i live in the memphis metro area in germantown. My friends and me always wanted a place to chill that can be suited only for us. I was looking for either a shed or a shack or a small warehouse that we could buy or rent. Another option would be occupying an abandoned building. So if there are any abandoned buildings you know about, safe or unsafe, could you plz tell me about them and their location? Has anyone bought a house with the Rent to Own option? I'm newly divorced and trying to get back on my feet financially. I've had credit problems in the past, and have been paying $2500 a month in rent for the past 2 years, and it kills me that i'm not building any equity. Should I sell, rent, or lease with option to buy? I currently own a townhouse in the Los Angeles area and need to relocate to another city due to a job. Since home prices are going down, I thought it would make sense to rent my property rather than sell it and not get my money's worth. I hired a property manager and she is supposed to be finding me a tenant. She asked me if I was interested in leasing with an option to buy and I told her I would think about it. Now she is suggesting that I sell because prices are only going to continue to go down and I will only make $200/month profit by renting when I could get $150,000 profit by selling and then reinvesting in more rental property. I'm confused.

rent with option to buy landlord trying to evict with no cause on 1yr lease /we 7 months left of the lease? MY LANDLORD(FRIEND OF 7 YEARS) IS ACTING CRAZY.SHE REFUSING TO GIVE ME THE GARAGE OPENER WHEN IN THE LEASE I AM SUPPOSE TO HAVE ACCESS TO IT. NOW SHE SAID YESTERDAY THAT SHE HAD THE WATER BILL AND ITS 278.00 FOR 3 MONTHS AND WAS COMING OVER TO GET THE MONEY WITH NO NOTICE. I DONT BELIEVE THE BILL IS THAT MUCH AND I THINK THAT SHE HAD A PAST DUE AMOUNT PRIOR TO US MOVING IN. SHE CAME YESTERDAY SWEARING AND THREATENING THAT SHE WAS EVICTING US IN 60 DAYS I HAVE THE LEASE AND ALL MY RECEIPTS MY RENT IS ALL PAID AND I HAVE MADE HOME IMPROVEMENTS TO THE HOME SINCE MY HUSBAND AND I WANT TO BUY IT . How hard is it to evict tenant buyers that have a option to buy a property and default on the monthly rent? I am a real estate investor and I was looking into getting a property under contract and setting up a lease option with a tenant buyer. Is it true that if the tenant buyer, fails to make the monthly payment, that I would not be able to evict them and I (Or the actual owner) would be forced to go into foreclosure? If this is true, how can I protect my self, or what can I do to prevent this. I know people do lease options all the time, so this would seem like a big risk, if it was the case.
