Rent With Option To Own Knowledge Base
Has anyone bought a house with the Rent to Own option? I'm newly divorced and trying to get back on my feet financially. I've had credit problems in the past, and have been paying $2500 a month in rent for the past 2 years, and it kills me that i'm not building any equity. I recently heard about Rent/Lease to Own options to buy a house. I would be interested in hearing from anyone that's done this and what your experience has been. Thanks!
how to get out of a rent to own house lease? My husband and I jumped into buying a house in pa. At the time it seemed perfect. Perfect location and greatest investment. We at the time were waiting for our credit to imporve so we took a rent to own option. The house had a sign that said buy from owner when we bought it. After signing a 3 year lease with the option to buy we found out the house is ridiculously over priced and then while looking over the howard hanna realty website realied our house is still listed as an active house to buy....is this a breach of contract and should we be concerned about this??? We really would like to get out of this lease for many reasons plus our ill parents now need us closer to home. Any help woul be appreciated.

How does a realtor get paid on a land contract or lease purchase option (rent to own) sale? I'm a realtor, and I'm used to getting paid my commission at the closing table, when all the funds are being moved around. But I've got a client who's desperate to sell, and they want to tap into the market of "unfinanceables" who are looking for a land contract or lease purchase deal. I know that would bring offers from would-be buyers, but since theres no six-figure payoff going on at closing, demanding my 5% is pretty uncomfortable. Hope someone out there has experience. Jane.
Are there any good rent to own or lease with option to buy websites, that are free? Here's the deal, i really want to buy a house in this economy but my credit and my husbands are horrible (we're in the 500's). Also i don't want to rent anymore because i'm tired of throwing away my money. Is there a website that would give me the listings of places to go? Is there anything i should be looking for? Not moving in to a rent to own/lease option? We signed a 3 year lease w/ $10,000 in option money already paid. Our move in date is not till June 5, 2009 and we have found a buyer for our current house that will lease back to us at a substantial savings. Is there a way to cancel the contract without losing any of the money. I don't have a copy of the contract yet, the owner just signed their portion, but I can get it. Any thoughts?

As a seller, what are the advantages and disadvantages of going in a Rent to own contract? Question regarding rent to own of my rental condo? I have a rental condo that my tenants have been in for about a year and a half. They have approached me regarding a rent to own option and I said I would get back to them. I would like to sell the condo before Nov. when the ARM inflates, however the market is still soft and the value is not what it should be. My question is has anyone been a landlord/tennant in a rent to own. How does it work, are there any web sites with resources regarding contracts ect.

What should I know about rent to own? We are looking to move in the near future. I'm tired of renting but we are not ready to buy yet. We have some medical bills that need to be taken care of first. What is the difference between an Rent w/ an Option to Buy & Rent to Own? We are going Sunday to talk to a couple to talk about what our difference options would be with their home they have. They originally had it on the market to sale. But, we started talking and they said they are willing to work something out with us. My husband & I are really comfortable with the rent to own and having to put so much money towards a down payment at the end of the contract if we may not get be able to get a mortgage. Then all the money we put in would be forfeited. We wanted to know if there was a difference if we decide to do a Rent with Option to Buy. We really like the home and I am sure we will be interested in buying it. We would love to buy it now, however we can get a mortgage right now, due to our debt to income ratio. However, we are both starting new jobs with better pay and we know in approx. 2 yrs we will have enough, saved for a down payment as well as we should have no problem getting a mortgage. Can someone rent to own a home from someone that has two existing loans on it? This person needs to get these payments off of her hands. She is willing to let someone rent with the option to buy. Can this work? One mortgage balance is $115,000 and the other is $30,000. Someone may be interested in paying off the $30,000 and then make payments to the $100,000 with the intentions to own. I have a signed contract for a rent option to buy? I have a signed contract for a rent option to buy with a real estate investor. If I did not buy the property they would be opligated to buy. I paid rent but because supposidly others shorted investor on rent and stole money from her my rent did not pay mortgage on rent to own property. Because of the circumstances can this investor be charged with fraud? They ignore calls from other sellers and buyers who were hurt by this situation and never return calls. I own a home and signed a rent option with an investor? I own my home. A real estate investor came to my home and asked me to consider a rent option as they had someone who liked my home that was for sale. I aggreed and signed a contract for a year with them in that time even though the tennent paid rent every month my mortgage payments were not made. My house is now in foreclosure and investor or tennent can not buy the house, Can I file a criminal complaint against this investor since I have signed contract promising either investor or tennent will buy my home and now neither can follow thru.
Rent to Own options ?? Do all Real Estate companies offer a Rent to Own option on Houses ? Is it only on certain houses ? So basically the monthly rent is put towards a Down Payment. How much % of your monthly rent is going towards your down payment ? After you reach your Down Payment for purchasing will your monthly rent go up in price ? What is your opinion about rent to own for housing? I have noticed that since the market is down in California there are more lease to own options for houses. I am thinking about doing it to secure a good purchase price and have time and help repairing my credit. Plus part of the rent will go towards the down payment. Good idea for buyers???
How does "rent-to-own" work (buying a home)? My husband and I have enough for a down payment and the amount we pay for rent would be more than enough for a rent-to-own payment.....but our credit is horrible. We have stuff in collections, etc etc. Could rent-to-own be an option for us??
