how to get out of a rent to own house lease? My husband and I jumped into buying a house in pa. At the time it seemed perfect. Perfect location and greatest investment. We at the time were waiting for our credit to imporve so we took a rent to own option. The house had a sign that said buy from owner when we bought it. After signing a 3 year lease with the option to buy we found out the house is ridiculously over priced and then while looking over the howard hanna realty website realied our house is still listed as an active house to buy....is this a breach of contract and should we be concerned about this??? We really would like to get out of this lease for many reasons plus our ill parents now need us closer to home. Any help woul be appreciated.

signing a lease to own while house is listed? We have a house listed with a broker and the listing expires in 3 weeks. We have someone interested in signing a lease to own option contract. My question is I want to make sure we are able to sign the lease during the listing as long as the lease start date is AFTER the listing expiration, and there are no financial obligation to the broker at that time. She took out a loan against the house after our agreement, she won't sign any papers that say it is mine.she won't fix anything, she is adding interest that hasn't been agreed upon, the list is long. Can i lease a horse, but keep it @ my own house? I have been around horses since i was 8 years old. My cousins had multiple horses and lived in the town over, about a 10 minute drive so to say that i practically lived there would be an understatment. I had a passion for horses and riding for as long as i can remember. I spent weeks on my cousins farm (a few years ago after they moved) helping her with all the animals especially the horses. thankfully my mother shared my passion. Although she never rode with me she was always there to watch and cheer :) an occasionally took a ride on my cousins horses. about two and a half years ago i began to have a health problem and had to stop riding. i was devestated, but i found a new passion (figure skating) to occupy my time. I still thought about horses all the time, and continued to love them. My problem is being resolved and we think i will be able to ride again. which makes me so happy. My mom and i have been talking about it and we think it would be great to lease a horse (just over the summer) at our house. We would try riding this summer, both of us. and if it turns out i can then we would probably start up lessons again. (B4 i stopped i was starting small jumps) <333 we would keep that up through the winter and then hopefully lease next summer. We have a very large yard on a private lane in a small and quite town. we would put up fencing and a open shed for the horse (or pony)! My best friend and old riding buddy is a little better than me and she lives down the rode so we would prob do it together... including my mom. My question is: is it POSSIBLE to lease a horse @ your own house if you have the proper enviornment etc.???
Lease to own for our house in Texas? We are considering a lease-to-own option for our house and we're really confused about the process. 1) If we are asking for $1600/month in rent, how much of that would go towards the purchase price of the house? Is that something we negotiate with the buyer/tenet or is there a standard? 2) I assume that money is kept seperately in case the tenant/buyer agrees to purchase the house before the option ends and we give it to....the mortgage company? If they don't want to buy the house, that money is ours to keep, right? 3) What would be a reasonable down payment? The house is worth about $180K right now.
Who will refinance a lease to own home? I have a lease to own house that I have been in for 2 years and now the landlord wants to sell it to me. I can't get conventional financing becuase my credit is still poor and I dont have alot down.. I know there is some form of info regarding this, stating that a lease home can be "refinance" if you have been in it for so many months and you are doing a lease to own option. I need to find a mortgage company that will refinance this. Any suggestions? Thanks! there are some FHA or salliemae exceptions that allow lease to own homes to be refinanced, but I cannot find that info again. I have worked with a company that does it but their fees were high so I was going to look around to find others.

Should we use a real estate agent to lease- to own a house, or just go straight to the individual? My husband and I found a home we love. We REALLY want it but do not have a down payment right now to buy it. We have been working on repairing our credit so we can buy soon, but are not ready to yet. We want to know if we have to go thru a real estate agent to do the lease option or can we go straight to the individual? Do we actually do a closing and have to pay agent fee's when just signing the contract to lease to own? We were told just to do the lease option we had to do a new mortgage and closing and had to pay $12000.00 in real estate fee, that doesn't include the initial non refundable fee to the owner. What are your suggestions for buying a house on a lease/rent to own? For the past 6 months I have been on a perfect house search (and for the owner to finance me). Things fell through w/2 of my favorite houses (leins and water damage etc). Tonight I found a guy that buys houses in foreclosures and resells them on a 24-36 month lease, although he calls it Rent-to-own. My max. budget is 30k. My father will be making the down payment and I am to make the monthly payments til it's paid off. Since I've started college I take out loans to pay my bills and figure why pay rent when the same amount could be going into a house. What should I have in the contract to protect me and him? After the inspection and appraisal of course. I also have 2 roommates that pay $400 month where we live now. They will be paying the same when things are closed on the house. I failed to mention that I would have to have my lawyer look at it, as well as both of my parents... an uncle that was in this business and of course my roommates. I really can't afford to get screwed w/this.

Anyone sell their house via a "lease to own" agreement? My dad's house has been on the market for about 12 weeks. Interest hasn't been overwhelming, and he already lowered the asking price twice, per the advice of the realtor, to keep his house in line with comparable sales. They just had an open house and one couple expressed an interest. In the next day or two, the realtor is expecting this couple to propose to lease the house for a period of about 6-8 months, at which point they would purchase his home. The realtor has also indicated that, when they make this proposal, they will contractually guarantee that they will purchase the home in March and will also agree to the purchase price now, in the contract. They will also propose that some percentage of the monthly lease payments be applied toward the purchase price of the home. Has anyone had any experience with such an arrangement? Any tips or suggestions? Potential pitfalls? Thanks!
Need some lease to own help on a house? ok, so me and my husband rent a house from his friend/boss. he was going to sell the house to us for the remaining balance of $70,000. but now we are thinking of a lease to own. where we still just pay him the $665 a month and it just goes towards the amount of the house, we can pretty much fix, or redecorate how we want, and if we decide to move earlier than expected. no fees or anything just lose out on the money we paid. but the question is how to we start doing that, as in the paperwork and putting it all in writing and such?

Have you done the "Rent to Own" or "Lease to Own" housing thing? If so, what was your experience. I am only interested in hearing from buyers/sellers who have actually done this, not just someones opinion on the program. I am pretty much aware of how the program works, and I understand that the deal could be potentially dangerous for the buyer, but I would like to hear from people who have been through the process before, no matter if the experience was good or bad. I have a house that i want to sell but the market has been so bad that im going to lease to own? The person that want to lease from me has bad credit so she will need to rent from me for a year... unfortunately my mortage is set for 10 yrs so my payment is higher than usual. I pay $1986.00 and im offering to sell them the house for $223,000 but the rent is where im not able to be flexible with because to my understanding if they rent from me for a year all that money is going towards the balance of the mortgage and they are not going to have enough money to set aside for a down payment and pay me rent..... So i guess what what im trying to find out is there any other way for this person to be able to buy this house from me in the same lease to own option? Is there another way to do this that would benefit the both of us? I dont want them to loose money and i dont want to loose money either but i really i want to sell my house and they really want my house......
If you break a rent to own lease and just rent a house, can you ever buy the house later? My husband and I have been in a rent to own for two years and the owners want to do owner financing. The real estate agents say that's fine but want $18000 up front for their commission. Neither party has that money so the real estate agents say we can either stay in the contract and try to get financing from the bank later or break the lease and just rent. They say if we break the lease though, that we will never be able to buy the house.... is that correct? That doesn't seem right to me.
looking to rent a house - how risky is this? (lease to own)? there are 2 signs in the front yard (a for SALE sign by realator and FOR RENT by owner) we called the owner to see if we could see the house and what the terms of the lease were. he said he was 4 months behind on the mortgage so the lease would be month to month (basically until we were kicked out due to foreclosure) but he said we could work out a lease-to-own option where the rent could go towards the purchase price. we really like the home but are not interested in purchasing it. we are thinking about doing the lease-to-own but unsure how to break out of it. is it easy if after a year or 2 decide we had enough we don't want to purchase you keep the payments as rent?
What are my options when I was lured into signing a lease when we were suppose to be renting to own? One year ago this month we were lured into signing a lease on a property that was suppose to rent to own. I was told that we had to be in a lease a year before transfering it over to rent to own I was also told that the $6500 we have paid in rent would be counted torward the rent to own. However none of this has happened and I recently found out that the person that rented it to me is a real estate broker and he does not even own the house. What are my options Please Help! The only reason we signed the lease is because we were lied into it. I have documentation proving this.

Florida (Daytona Beach) Houses Rent to Own? Lease? Monthly? I decided to try posting a question a few months in advance regarding my late-June move to Daytona Beach, FL. I'm going to be moving to DB to find a place to move into (Port Orange, S. Daytona, and Holly Hill are applicable as well with HH being last resort on the list) and will be looking for a place (house preferrably) to pay monthly on (preferrably Rent-to-Own or some sort of Lease or similar?) instead of wasting time and money on an apartment where it'll eventually diminish. I'm planning on moving somewhere with 2 bedrooms (or more would be fine), in a decent neighborhood, and with a small yard with grass or at least a few trees. I'm unsure of the available amount that I'd be able to finance monthly at this time but I'm thinking $1k and under. My brother and I are very responsible people and are non-smokers and rare drinkers. The problem is (well, some people would consider it a problem) that we both have pets. My brother has a dog and I have tamed, caged, rabbits (4). Please help!
