my mother got a rent to own mobile home, signed a contract in front of notary public..?

i took over the contract , i have not signed anything yet but i live in the home (not my mother).i am wanting to buy another house . is the contract that was signed in front of a notary binding? and can i get sued for the financial amount???im in sc no attorney was present . this is a contract that the seller printed off the internet.all it states in the contract is the amount of sale financing details. and that the seller is saleing as is and not resposible. thats basically it about the contract.

  1. No one here can say because we know nothing about this contract. Notarization only means that she provided evidence of identity when she signed. It does not make the contract itself valid or not.
  2. All a notary does is identifies that the person that signed the contract showed proper ID. It may or may not be binding for your mother. If you do not have a contract then it may not be binding for you at all. If it is binding for your mother and not for you then your mother could get sued. Both of you need to see an attorney- show the attorney the papers you have signed. This agreement was probably written by the "sellers" attorney to be totally in favor of the "seller".
