1. I would go to your newspaper classifieds in the real estate section. People that are going to sell on their own, will usually use a newspaper to advertise.
2. There is a for sale by owner web site. Run a search for 4Salebyowner. Also, you can ask any Realtor to present any seller an offer requiring the seller to carry for a number of years, then you refinance. (Usually 5 to 7 yrs when the appreciation has gone up enough to cover the 20% equity required by the bank). If the owner doesn't need the proceeds from the sale right away, he would be foolish to turn down a Land Sales Contract offer that pays more interest than he could get at any bank. In 5 to 7 yrs. you will still owe almost all the principal, so he will still get his full asking price and the interest the seller has received is cash in his pocket on top of the sales price.
