- Save yourself the trouble. Hire an attorney to draft the contract -- yes, yes, it costs some money, but in the long run you'll be glad you did. Have the attorney maintain control of the deeds, etc.,
- You must have an attorney review ANY contract you sign.
- On a blank piece of paper, write the property address. If you can find the legal description (from the owner's deed), that is even better. Write down the purchase price that you are offering him Write down the closing date. It needs a closing date as a target for both of you. Write down the monthly rent. Write down if any portion of the rent will apply to the purchase price.... or is it just rent. Both of you sign the paper and date it. You have a legally binding document.
