If I own a home, and want to rent it out, am I required to have any type of special insurance to do so?

I live in NC and own a home. I am interested in renting it out to make some extra cash, other than having homeowners insurance on the house, and I required to have any other type of insurance such as renters insurance on the property?

  1. Talk to your insurance agent. "Homeowner" implies you are still living there, so the coverage/price will be different. Your tenant will get their own renter's insurance.
  2. I'm renting my house in WI and I don't have to have renter's insurance. I believe the renters should do that. However, my homeowners insurance is aware that I am renting it out. I don't remember if there was any extra cost, but they required that information. I believe you do need homeowners insurance because it is still your house, but not sure of the extra cost. I would definitely let your insurance company know you are renting it out.
  3. You only need insurance on the structure and fire insurance. The renter is responsible to insure their items.
  4. no the tenant is reponsible for insuring their personal belongings. You should talk to your insurance agent to see if any other coverage is wise. tenants certainly increase risk of others being injured on your property. there may be some additional coverage that may be a good idea.
