What is the difference between rent to own and lease to own?

I need to know what my rights are for kicking out a tenat who had a lease to own contract, and how to prevent this from happening again if I decide to try to sell it again. It is a single wide mobile home with no land, no foundation.

  1. it has the same meaning dear. other term for rent is lease. same thing with the word buy & purchase.

  4. what are you kicking the tenant out for? If they pay their rent on time I dont think there is much you can do if a contract is in place. I had a rental and the tenant did the following things against the lease.. smoking in the home, moved bf in and didnt pay extra rent, noise very late at nite past 12 am. they were suppose to respect the other tenants which at the time was me. and she never paid her rent. Now my GREAT property managment company did nothing about it so I called a local lawyer who goes to real estate clubs and is a lawyer for alot of the investors. He does nothing but deal with landlords. And even though I lived there ,,, there was nothing I could do about any of it except them not paying. He told me its hard to "prove" any of it even though I lived there. So to me that means if they are paying their rent on time you wont be able to do much. Contact a local lawyer they will give you a free consultation. Nothing you can do to prevent this again if you did your homework on the buyer because your selling the home essentially.And people wont give you a down payment and do month to month lease. If it was strictly a rental do a month to month only lease that way if they do something you dont like.. give them their 30 days.. I was in a 1 year lease I thought it was a better way to go ..for me it wasnt...
