Are there any contracts to be signed if you want to rent a house?

If there is can you please give me the link to where I can find one? And please explain it properly in your own words, not just copied and pasted. If you do, no 10 points for you :)

  1. yes, there's the rent agreement between you and the landlord of the property you're renting. Most of them are draughted up by either the landlord or the landlord's solicitor/attourney,dont think you can get copies off the net as they're all different in content.
  2. You will need to sign a lease. There is no standard lease agreement that everyone uses (though many landlords do like to photocopy generic leases). A basic lease will give details of the property, landlord and tenants, and outline the rules of renting (ie. you will be responsible for any damages, you will pay a certain amount of rent per week, etc). You can find an example of one online.
  3. There are often two agreements to sign. One is a certification and authorization, which give landlord the authority to do a credit check, and to check you references. This can be done before you even look at property. The other is the lease. It give terms of use of the property. length of time, price, responsibility for utilities, etc. It usually includes responsibility for maintenance, and how to address damages to premises. The terms of a security deposit are also in the lease. Some leases may include the certification and authorization, making it a single document.
  4. Are you the rentor or the leaser? In either case, there is paperwork, like terms of the lease, how much due and when, deposit, etc. Go to freelegalforms.com, or just google free rental agreements, and you sift through the stuff that isn't really free, but there is plenty of free forms to download and print.
  5. You will have to sign a lease or rental agreement at a minimum. This protects you and the landlord - it protects you by securing a contract to live there for a specific amount of time for a specific amount. It also states both yours and your landlord's responsibilities. There is no standard, so read over it carefully before you sign. Ask questions about anything you are unsure of. If the landlord says to ignore it, get it in writing and have both of you sign it. Make sure you have a copy of anything you sign. It also protects the landlord by helping ensure they have a tenant for a time. The landlord also has legal action if anything is violated. They might have you fill out a rental application a credit/reference check authorization as well. The application is normally used to keep track of applicants and helps the landlord make its final decision. The credit/reference check simply authorizes them to check the info you put on the application. Some places will charge you to apply for an aparment. This covers administrative fees plus any fees for checking credit/references.
  6. You will need to sign a lease with your Landlord. That is the contract you will sign that is an agreement between you and the landlord stating exactly what is allowed and what is not, and the amount and how often you will pay rent, etc, etc,
  7. The lease is the contract you sign to rent a house. Leases are standard to your area as laws and regulations vary by city and state.
