- Speak to a licensed REALTOR to see if there are any homes for sale where the seller might consider a Lease-Option. Tell them you'd be willing to pay a non-refundable option fee, and above market rents if there was a seller that would consider doing a partial rent-credit towards a stated Down-payment amount should you exercise your option at the end of a term. (usually 1-3 years) Make sure the contract specifies the payments that are being held in reserve vs applied directly to the rent. It could be a win-win for the seller who may need the rental income plus a reliable tenant, who can eventually buy the property from them, either with a conventional loan, or by a Seller note (Owner to carry) . That's what they used to call Creative financing" back in the '80's and it would not surprise me if that was coming back soon! Be sure to find a seasoned agent, as newer ones will not be familiar with this strategy
