What are the most common problems when lease/optioning a property?

- Are you a landlord or tenant? Is this commercial or residential? Generally, if it is residential, I would avoid any options as giving a tenant any right to continue to lease a property only really benefits them. For commercial, there aren't a whole lot of advantages except that it is easier to continue the term of an existing tenant as opposed to searching for a new one. Many landlords do not want to put options into a lease as it can tie up a property.
