rent with option to buy landlord trying to evict with no cause on 1yr lease /we 7 months left of the lease?

MY LANDLORD(FRIEND OF 7 YEARS) IS ACTING CRAZY.SHE REFUSING TO GIVE ME THE GARAGE OPENER WHEN IN THE LEASE I AM SUPPOSE TO HAVE ACCESS TO IT. SHE CALLED ME LAST WEEK AND DEMANDED 55.00 TO COVER HER BAD CHECK FEES BECAUSE I PAID THE RENT 2 DAYS LATE NO LATE FEES ARE IN THE LEASE. NOW SHE SAID YESTERDAY THAT SHE HAD THE WATER BILL AND ITS 278.00 FOR 3 MONTHS AND WAS COMING OVER TO GET THE MONEY WITH NO NOTICE. I DONT BELIEVE THE BILL IS THAT MUCH AND I THINK THAT SHE HAD A PAST DUE AMOUNT PRIOR TO US MOVING IN. SHE CAME YESTERDAY SWEARING AND THREATENING THAT SHE WAS EVICTING US IN 60 DAYS I HAVE THE LEASE AND ALL MY RECEIPTS MY RENT IS ALL PAID AND I HAVE MADE HOME IMPROVEMENTS TO THE HOME SINCE MY HUSBAND AND I WANT TO BUY IT . WE WOULD HAVE NEVER MOVED FROM OUR APT TO A HOME THAT IS DOUBLE THE RENT UNLESS WE WERE BUYING. NOW SHE IS BLACKMAILING ME BY SAYING SHE IS SELLING THE HOUSE UNLESS I GIVE 325 AND I CNT HAVE THE BILL TO CHECK IT-WHAT CAN I DO I DONT WANT TO GO WE LOVE THE HOUS

  1. Well, sounds like she is having a bad day! Jeez, and a friend of 7 yrs. If you have to hire a lawyer then do it. Why are you leasing to own? Is she putting money away to put down on the house? Maybe you could try to buy it now!
  2. Don't panic. Contact your local housing authority or tenant-landlord dispute resolution organization. You do not have to move. Your lease should state who is responsible for utilities. If you are, they should be in your name with the bills mailed directly to you. Wish your landlord good luck selling the place while you still live there. Your landlord MUST provide 24 hours notice before gaining access to show prospective buyers. You have no obligation to keep the place spotless. Offer to move if your landlord gives you $5,000 cash, otherwise stay put.
  3. Look over your contract and sit down with the owner to work tjhis all out.
  4. Call your water company and get a statement of the bill- if it needs to be disputed at least you have your receipts to show. Garage door opener- go to home depot - buy a universal opener-$15.00- end of that issue. $55.00- that too is disputable- usually one call to the bank and they will dismiss the charges. Tenant/landlord act says 24 hr. notice before any access to home unless it is an emergency. Re- read your lease- if you are in doubt of anything call legal aid (free) and clarify exactly what is going on. Perhaps you are the whipping boy for her mood swings- reconsider what your definition of FRIEND is
